 9. Transport to the construction site

Once all the structural elements of the house have been produced, they are transported to the construction site, where the base has already been built, to begin the house’s assembly. It is a process refined with experience, guaranteeing rapid and certain times, and is carried out exclusively by our team of specialized workers.

10. Assembly of the Advanced Blank

At the end of the assembly work on the house, the construction process reaches the so-called advanced rough stage, which includes the assembly of structures (such as internal and external walls, floors, roof, and porches), plastering of external walls, roofing, plumbing, and lifeline.

The time for completing the advanced rough work varies between 3 and 5 weeks, depending on the project’s complexity.

11. Turnkey

Following the completion of the advanced rough work, the following works will be carried out: completion of the internal and external floors and coverings, creation and painting of the internal plasterboard, installation of sanitary fixtures, taps, showers, internal doors, internal staircase, electrical system, hydro-thermo-sanitary, photovoltaic and VMC system, in addition to the customizations envisaged by the project.

The time for completion of the works and turnkey delivery is on average 16-20 weeks.

In our case, we only use premium materials such as high-density wood fiber and high-performance structural glass for Vita Nova walls. Secondly, the application of construction technologies aimed at saving consumption counts, such as those we have refined over 30 years of research.

This brings us to the third point: intelligent design. Suppose the first two are fundamental for obtaining an excellent project. In that case, excellence cannot be achieved without a project that can make the most of the bio-climatic characteristics of the place where the house will be built.

Data such as the thermal coefficient of structural glass walls must be inserted into the context in which the Vita Nova wall is located, making a total balance in which the response of the house as a whole is analyzed.

For example, the design of a house in a particularly sunny place with Vita Nova walls facing south should include the presence of overhangs that prevent the house from overheating. At the same time, in the winter months, the same overhangs would not represent a problem for cooling the house, as the sun is lower.

Triple glazing

The glass we use is triple-glazed, which significantly reduces the thermal insulation coefficient. On average, single-glazed windows have a coefficient approaching 5.8 W/m²K, and double-glazed windows have around 2.8 W/m²K. The glass adopted by Kager has the lowest thermal coefficient value achievable today: 0.5 W/m²K.

Blinds and sunblinds

Darkening systems are an often underestimated solution with great potential. These elements are placed in front of windows and glass to protect the home from the sun’s rays. The significant advantage of these systems is their ability to tilt the slats to regulate the amount of light and heat passing through the glass.

 

At Kager, we place the blinds outside the home. If inserted inside the glass, heat would still pass through the windows and enter the house. By placing them outside, they effectively shield the structure from the heat.

Laminated wood, unlike solid wood, has no dimensional or shape limitations linked to the size of the tree, allowing greater freedom in the design phase. The production technology of laminated wood also improves the degree of drying, guaranteeing lower humidity content, and reduces the presence of cracks or shrinkage deformations, ensuring considerable shape stability. This allows us to avoid the need for pillars and metal carpentry in load-bearing structures, even for much larger dimensions than solid wood.

 

The product standard for laminated wood certification is the same as for solid wood, EN 14081. Both products are certified with the same level of reliability and safety.

Craftsmanship

Prefabrication is a construction method that offers various benefits, some of which are universally recognized while others are less known but equally important. Kager’s production technology is based on wooden prefabrication, requiring that all the structural walls are built (or prefabricated) inside the Kager factory in Slovenia.

This is where Kager’s experience, construction technology, and artisan technique come together to create our wooden walls. Subsequently, the walls are transported to the construction site, where our specialized technicians assemble them to create a new home.

But where is this particular production process most useful?

Energy efficiency

Prefabrication brings significant advantages in terms of energy efficiency because it allows us to eliminate many problems related to critical points for thermal insulation, such as windows and doors. Kager construction technology requires that all parts of the walls are completed during the production process in the factory, from the structural components to the materials for thermal and acoustic insulation, up to the fixtures and fittings.

Thermal bridges, often found around window and door frames, are areas of the building envelope where greater heat exchange occurs between inside and outside, leading to losses that increase energy consumption. Furthermore, producing the walls within the factory allows us to drastically reduce the risk of damaging the most delicate components, operating in a protected environment with maximum order and cleanliness.

Through experience and constant updates, Kager has developed and perfected a unique construction method that combines design, production, construction, and assembly. One significant advantage of this process is the reduction in construction times. Thanks to prefabrication, the work carried out on-site is significantly reduced, shortening on-site construction times to a minimum and delivering the new house to our customers sooner.

Anyone who lives in a Kager wooden house quickly forgets about the high costs associated with winter heating that affect most traditional masonry buildings. But what are the reasons behind this difference? Here are the three main characteristics of Kager homes that allow you to maintain low heating costs even when external temperatures drop.

1. Absence of structural thermal bridges

Thermal bridges are areas of a building envelope where unwanted heat flow is generated between the inside and outside. These are most common at joints (between walls and floors, walls and ceilings, or roof beams and walls), where the geometric characteristics and the meeting of different materials can reduce the insulating capacity of the structure.

To address this issue, Kager engineers have developed various innovative solutions over the years, including the use of the highest quality materials which are unique in the wooden construction industry. Some design solutions include a double roof that guarantees proper insulation without thermal issues and the creation of fixing and anchoring systems for the structures (walls-walls, walls-floor, walls-basement reinforced concrete) combined with corner sealing systems. These elements remain a crucial aspect of Kager’s technological heritage.

2. Perfect insulation in window connections

Windows and French doors are the most critical thermal bridges in a home during winter. While design and living comfort recommend increasing glass surfaces to improve internal lighting conditions (and thus reduce energy consumption for lighting in winter), the connection points between windows and walls can often create drafts and lower internal temperatures.

It is not enough to have highly insulated glass (double or triple glazing); the installation phase is very delicate and can undermine the insulation capabilities of the frame. Prefabrication offers significant advantages in this case. In Kager prefabricated wooden houses, all fixtures are assembled in the factory in a protected and controlled environment where it is possible to achieve total insulation, free of imperfections, rich in details and technical measures that ensure the complete absence of thermal bridges.

3. Intelligent solutions for air exchange

Air exchange improves the quality of the air we breathe in our homes daily, especially when traditional heating systems excessively lower the humidity percentage, causing typical seasonal ailments.

Kager wooden houses are equipped with advanced controlled mechanical ventilation systems (VMC), which allow the air in the house to be renewed up to 8 times a day with the possibility of pre-heating the incoming air using the heat of the outgoing air. This way, it is no longer necessary to open the windows to breathe clean air, filtered against dust and pollen and treated to achieve ideal humidity conditions.
