  • Preparing of all documentation related to building permit acquisition: Partners are required to secure and provide all necessary documentation essential for obtaining building permits. This includes but is not limited to, detailed architectural plans and any other documents mandated by local regulations. The aim is to ensure that all statutory requirements are met to facilitate a smooth approval process.
  • Acquisition of all necessary local permits related to the start of construction: Beyond the building permit, there are often various local permits and approvals required before construction can commence. These may include, but are not limited to, zoning approvals, water and sewerage connections, and any other locality-specific permits. Partners are responsible for obtaining these permits, ensuring that all local regulatory requirements are satisfied and that the project adheres to all relevant laws and guidelines.

During the production phase, our role as the manufacturer is pivotal in turning the approved architectural plans into reality. We ensure a seamless transition from design to construction through the following commitments:

  • Preparing of production documentation aligned with previously approved architectural plans: We prepare and provide all necessary production documentation that aligns strictly with the architectural plans that have been approved in the planning phase. This documentation serves as the foundation for manufacturing the components of the wooden house, ensuring that every detail adheres to the specified designs.

  • High-Quality manufacturing of all wooden house elements: Our commitment to quality is unwavering. We guarantee the high-quality manufacture of all elements of the wooden house, utilizing state-of-the-art technology and the finest materials. Our skilled craftsmen and technicians adhere to stringent quality control processes to ensure that every component meets our high standards.
  • Transportation of wooden elements to the construction site: We coordinate the logistics and transportation of the prefabricated wooden elements from our manufacturing facility to the construction site. Our team ensures that all components are delivered safely, on time, and in perfect condition, ready for assembly.
  • Assembly of the entire wooden house by our installation teams: The final step in our manufacturing process is the assembly of the wooden house on-site. Our experienced installation teams, equipped with the necessary tools and expertise, carry out the assembly efficiently and professionally. In the production phase, our partners have crucial responsibilities to ensure the project’s success from site preparation to the final acceptance of the construction. These responsibilities include:

  • Site organization: Partners must verify and confirm access to the construction site to ensure that all logistical aspects are managed effectively. This includes arranging for the necessary infrastructure such as roads or paths that can support heavy machinery and material transport.
  • Crane organization: The organization of a crane is a critical component of the construction phase. Partners are responsible for arranging the auto crane needed for lifting and placing the wooden elements. This involves ensuring the crane is available on scheduled dates and is capable of handling the specific requirements of the wooden house assembly.
  • Scaffold Organization: The organization and setup of construction scaffolding are essential. This scaffolding must be erected before the assembly process begins.
  • On-Site coordination: Effective coordination on the construction site is paramount. Our partners are expected to facilitate communication between the client, other contractors, inspectors, and any other relevant parties. This coordination ensures that all activities are synchronized, and any issues that arise can be addressed promptly and efficiently.
  • Quality and scope of work acceptance: Upon completion of the assembly, partners have the responsibility to accept the project in terms of quality and the scope of work as defined in the contract. What do we do or what is our scope of work?

  • Delivery and assembly of wooden structure elements: We supply and assemble all components of the wooden structure, including walls, ceilings, roof elements, and any other elements related to the wooden part of the building. Our comprehensive service ensures that the structural integrity and aesthetic appeal of the wooden construction are of the highest standard.
  • Pre-Installation of windows, window sills, blinds: As part of our commitment to efficiency and quality, we incorporate windows, window sills, and shading devices during the manufacturing process. This approach minimizes on-site assembly time and ensures that these elements are perfectly integrated into the wooden structure.
  • Facade implementation: Depending on the type of house, the facade is either completed in our factory or finalized on-site.
  • Roof preparation: The roof is finished and prepared for covering with roofing materials and for the execution of sheet metal works. Our preparation includes all necessary steps to ensure that the roof structure is ready for the final coverings, ensuring watertightness and aesthetic integration with the rest of the building.

Partner responsibilities:

  • Concrete work: The partner must ensure that all concrete work (basement or foundation slab) is completed and that the construction site is properly arranged – backfilled around the basement or foundation slab and suitable for further phases – the assembly of the structure.
  • Roofing and Sheet Metal Works: While we complete the structural components of the building, our partners are responsible for the final roofing and any associated sheet metal works. This includes selecting and installing the roof covering materials and completing all necessary sheet metal details to ensure the building is fully protected from the elements.

Upon completion of our assembly work, which takes between 5 to 10 days, our installation team and our partner conduct a comprehensive acceptance of the building from both a quality and quantity perspective. This process signifies that we have fulfilled all contractual obligations

This acceptance process is crucial, as it verifies that all aspects of the construction meet the agreed-upon standards of quality and quantity, effectively marking the handover of the project from our installation teams to the partner or client for the final stages of construction.

Before moving in, the following tasks need to be completed:

Upon the successful assembly and quality confirmation of the wooden structure by our team, the following tasks remain to be completed by our partner or the investor to ensure the building is ready for occupancy:

  • Electrical installations: Installation of all necessary electrical wiring, outlets, and fixtures to provide power throughout the building.
  • Plumbing and sewage systems: Implementation of all required plumbing for water supply and waste removal, including the installation of pipes, sinks, toilets, and other fixtures.
  • Heating and ventilation systems: Installation of heating, cooling, and ventilation systems to ensure a comfortable and healthy indoor climate year-round.
  • Application of gypsum plasterboard: panels for interior walls to prepare surfaces for painting or other finishes.
  • Screed application: Laying of screed to level floors before the final floor coverings are applied, ensuring a smooth and even surface.
  • Painting and decorating: Execution of all painting and decorative finishes on interior walls, ceilings, and other surfaces to achieve the desired aesthetic.
  • Final floor coverings: Installation of the final floor materials, such as tiles, hardwood flooring, or carpet, throughout the building.
  • Interior doors and staircases: Installation of all interior doors and the construction or assembly of staircases, where applicable, to ensure functionality and safety within the building.

Completing these tasks is essential for making the building habitable and meeting all standards for occupancy. It’s important for our partners or investors to closely manage and execute these remaining steps, ensuring that the building is finished to the highest standards of quality and comfort. Contractual Agreements and Scope of Work

Within our B2B partnership framework, our partner must enter into a contractual agreement with the investor, covering the entire scope of the construction project. This contract ensures that all parties have a clear understanding of the project’s requirements, responsibilities, and expectations from start to finish.

Simultaneously, our company will sign a contract with the partner, specifically for the supply and assembly of the wooden components of the structure, including walls, ceilings, roof elements, windows, and any other wooden elements required for the construction. This agreement delineates our responsibility to deliver and assemble these critical components, ensuring the structural integrity and quality of the building.

This dual-contract structure allows for a clear demarcation of responsibilities between our company, our partner, and the investor.
